Deze wet legt verplichtingen op aan dienstverleners, waaronder makelaarskantoren, om ongebruikelijke transacties te melden aan de Financial Intelligence Unit Suriname (FIU Suriname). De belangrijkste aspecten van de Wet MOT\/WID die van toepassing zijn op makelaarskantoren zijn onder meer:<\/p>\n\n\n\n<p><strong>Identificatieplicht: <\/strong>Makelaarskantoren zijn verplicht om de identiteit van hun klanten vast te stellen en te verifi\u00ebren, inclusief het verzamelen van persoonsgegevens en identiteitsbewijzen zoals paspoorten of identiteitskaarten.<\/p>\n\n\n\n<p><strong>Melding ongebruikelijke transacties: <\/strong>Makelaarskantoren moeten ongebruikelijke transacties melden aan de FIU Suriname. Dit zijn transacties die afwijken van het normale patroon van activiteiten van de klant, waarbij het vermoeden bestaat van witwassen van geld, financiering van terrorisme of andere criminele activiteiten.<\/p>\n\n\n\n<p><strong>Bewaar- en bewaarplicht: <\/strong>Makelaarskantoren moeten alle relevante documentatie met betrekking tot klanten en transacties bijhouden en bewaren gedurende een bepaalde periode, zoals voorgeschreven door de wetgeving.<\/p>\n\n\n\n<p><strong>Training en bewustwording: <\/strong>Makelaarskantoren dienen hun medewerkers te trainen en bewust te maken van de vereisten van de Wet MOT\/WID, zodat zij in staat zijn om verdachte transacties te identificeren en correct te handelen.<\/p>\n\n\n\n<p>Door te voldoen aan de vereisten van de Wet MOT\/WID kunnen makelaarskantoren helpen bij het bestrijden van financi\u00eble criminaliteit en het bevorderen van een integere vastgoedmarkt. Het is belangrijk voor makelaarskantoren om op de hoogte te zijn van de specifieke verplichtingen die voortvloeien uit deze wetgeving en om hieraan te voldoen om mogelijke juridische en reputatierisico&#8217;s te voorkomen.
